A major estate regeneration project tackled a problematic inter-war housing estate generating over seven hundred new mixed tenure housing units in seven phases. Working closely with the local community and a development partnership HLP prepared a masterplan and urban design code which controlled the development based on Home Zone principles to produce a pioneering multi-award winning and very popular place to live.

Cleadon Park was a problematic inter-war local authority housing estate in South Tyneside. HLP has been involved in the redevelopment of the estate for many years, initially drawing up a bold and ambitious masterplan through consultation with the community.
HLP developed a new model approach to design which embraces government agendas on density, is based on Home Zone principles, and a seamless approach to tenure.
A design code was developed through detailed consultation with the Local Authority planners, the development partnership and the community. This document controlled the design and definition of landscape character areas, street typology, open space strategies, the home zone design approach, and the detailing of all hard and soft landscape elements.
The result is a visually rich and well integrated environment, enhancing value and fostering a real sense of community ownership. The scheme has consequently won several major awards.
