HLP was appointed by Endeavour Housing Association to design 9 ‘Live-Work’ units for the ‘Urban Pioneers’ site at Middlehaven in Middlesbrough. The development is the first to be constructed as part of a large scale masterplan to redevelop and regenerate the area through self build and small scale pioneering projects.
The site was a former industrial area and the Homes & Communities Agency undertook significant decontamination and re mediation before redevelopment could take place. There was also a rigorous design code for the site, which detailed aspects of the development including scale, massing, position of building line and construction materials. The code allowed a great deal of freedom in the design to encourage variety and ultimately a richly textured environment.
The brief was to design contemporary, affordable properties which would have space to allow residents to run a small business from home. Our proposals for the project provides a terrace of 2B 4P houses incorporating an extended first floor landing area providing a separate day-lit space for a home-office which is accommodated within the Housing Design Review space standards and meets the HCA funding criteria.
The design incorporates 3 differing elevational arrangements of angled balconies and framed bay windows to the front, creating individuality to the properties and character to the street. This also allows oblique views of the transporter bridge which is located directly to the north of the site and a new urban park immediately in front of the properties.
A vibrant colour scheme adds to the distinctive character of each property and to the development as a whole.
The design and build project has been completed on time and on budget.
