The Clarence Hotel scheme involved the renovation and change of use of this former public house located in the Parkgate area of Rotherham into four one and two bedroom apartments and a retail unit for Home Group Ltd.
The building incorporates a retail unit and apartment to the ground floor, two further apartments to the first floor and a final apartment to the second floor. In order to access the apartment to the second floor, minor amendments were made to the roofline of the building to allow the incorporation of a new staircase. To the front of the property, the original window sills were lowered to allow the retail unit to take advantage of the frontage onto the main road. The basement was utilised to provide additional storage for residents.
The retail unit and ground floor apartment are fully wheelchair accessible. Due to the gradient of the road fronting the building, level access to the retail unit is incorporated via the apartments’ entrance door. The scheme is designed to incorporate Secured by Design principles.
Care was taken to retain and enhance the original features of the building including the stain glass windows and existing signage retaining the original character of the building. New features were added such as the retail and apartment external doors which have clean lines utilising modern materials to reflect the refurbishment that has taken place inside. Internally, contemporary lighting has been used in the shared circulation spaces to continue the tone set externally with the combination of old and new. The original sash windows were replaced with new high performance uPVC windows to match the profiles of the original window.
